Door repairs are one of the more common projects I work on. Since a door is built with several moving parts and houses tend to settle over time, doors will always need maintenance or repair. Common Door Issues I Fix Regularly in Dallas, TX
#1 – Your door won’t close or is jammed shut.
This issue is caused by a house settling over time. Settling happens when the wood your home is built with dries or the foundation sinks into the ground. When one part of your house settles more than another, it can deform the door frame, keeping the door from closing properly.
Usually, the door binds at the top or the bottom with settling since one side of the door frame settles more than the other.
If the door is binding on the latch side of the door, that could be caused by loose hinge screws (usually on the top hinge). Regardless of why your door won’t close properly, it’s usually a straightforward repair that can be handled in a few minutes.

#2 – Your door won’t latch
This can be caused by either worn-out hardware or settling in the home. When one side of the door frame settles more than the other on a swing door, the latching mechanism won’t line up with the strike plate. This is a simple fix.
If the issue is with French doors, it can be several things. Sometimes this can be fixed by adjusting the hinges, but French doors can have more complicated issues that are more involved.
If your sliding patio door won’t latch, it can usually be resolved by adjusting the rollers. This is an easy repair if you know what you’re doing.
#3 – Your patio door is hard to slide
Worn-out rollers usually cause this issue. Door hardware is designed to last a certain number of cycles and will break down with heavy use, but sometimes it fails earlier if the door is made with low-quality components. Replacing the rollers is the only course of action here and requires you to remove the door, flip it on its side, and remove the rollers from underneath.
Doors that are difficult to slide can also be caused by a worn track, dirt buildup on the track, or the rollers being adjusted too high or low, causing the door to bind.
The good news is that rollers can be replaced, or your door can be adjusted to operate smoothly again.
#4 – You have a drafty door
If your door isn’t closing properly or the weather seals have broken down, you may feel a cold draft during winter. Depending on the issue, the weather seals can be replaced, or the door frame can be adjusted to close properly. Either way, fixing the door will make your home more comfortable and may save you money in the long run.
#5 – Your deadbolt won’t lock
Here is another issue that can be caused by settling in the home. This is a very simple fix and can usually be done in less than an hour. Typically, there is no frame adjustment required. Simply moving the strike plate can solve this issue.
#6 – Broken Door Jam
A surprisingly common repair I’m called for is when a door gets kicked in. Sometimes this is after someone tries to break in, but most commonly, it’s caused when someone forgets their keys and is in a hurry.
As long as the door isn’t broken, the door jam can be repaired quite easily in just a couple of hours. You don’t need to replace the entire door frame; it can be installed, so it’s harder to kick down in the future.
